How Tile Roofs Fail

On a tile roof, the tile is rarely what fails.

Clay tile can last a century. The underlayment underneath it, the layer that actually keeps water out of the house, usually lasts 20 to 30 years. So a tile roof that leaks often has perfectly good tile sitting on a worn-out underlayment.

That changes what a good tile roofer does. Instead of selling you new tile, we carefully lift the tile you own, stack and sort it, replace the underlayment and flashing, and lay the same tile back down, replacing only the pieces that are cracked. Done right, you keep the roof you chose and add decades to it.

Honest Assessment

Tile roof repair, new underlayment, or a new roof?

Most companies sell you a roof. We will tell you if you need one. These are the things we look at on every tile roof.

  • Cracked or slipped tiles

    Usually a repair. We match the tile and replace pieces one at a time, often after another trade walked the roof the wrong way.

  • Leaks under good-looking tile

    The classic sign of worn-out underlayment. The fix is lifting and re-laying the tile, not new tile.

  • Underlayment past 20 years

    Even without a leak yet, an old underlayment is borrowed time. We check it at the eaves and penetrations.

  • Failed flashing

    Valleys, chimneys, and walls are where tile roofs leak first. Flashing can be renewed while the tile is lifted.

  • Storm and impact damage

    Hail and falling limbs crack tile. We document it with photos for your insurance claim.

  • Tile at the end of its life

    Concrete tile that has gone soft or porous, or clay that is spalling across the roof, is when replacement makes sense.

Clay tile

What it is
Fired clay, in barrel, Spanish, and French profiles, with color fired all the way through.
Weight
Heavy. The structure must be framed for it.

50 to 100 years or more

Mediterranean, Spanish, and French-style homes where the real thing matters.

Concrete tile

What it is
Cast concrete, colored and shaped to imitate clay, slate, or wood.

Is a tile roof right for your home, and what does it cost?

A tile roof is a long-term investment, and it is not the right roof for every house. Before we quote one we look at the structure, the style of the home, and what is on the roof today. Re-laying the tile you already own over new underlayment usually costs far less than new tile, and we will always price that option when it is possible. These are the things that move the number.

  • Tile type and profile

    Clay, concrete, or synthetic, and barrel, Spanish, or French profiles. Barrel tile takes the most labor.

  • Structure

    Whether the framing can carry clay or concrete, or needs reinforcement first.

  • Reuse vs. new tile

    How much of your existing tile can be lifted and re-laid, and how much needs matching.

  • Underlayment and flashing

    The layer that keeps water out, plus copper or metal flashing at valleys, chimneys, and walls.

FAQ

Common tile roofing questions from Carolina homeowners

How long does a tile roof last?+

Clay tile commonly lasts 50 to 100 years or more, and concrete tile several decades. The tile usually outlives the underlayment beneath it, which tends to need replacing after 20 to 30 years. When that happens we can often lift your tile, renew what is underneath, and put the same tile back.

Can a tile roof be repaired, or does it need replacing?+

Most tile roofs can be repaired. Cracked and slipped tiles are replaced one at a time with matched tile. If the roof leaks even though the tiles look fine, the underlayment has usually worn out, and that is fixed by lifting and re-laying the tile, not by replacing it. We inspect first and show you photos of what we found.

Can my house support a tile roof?+

Not every home can. Clay and concrete tile weigh several times more than asphalt shingles, and a house not framed for that weight may need reinforcement first. We check the structure before we quote a tile roof. If clay is too heavy, synthetic tile gives a similar look at a fraction of the weight.

Clay, concrete, or synthetic tile: which is right for my home?+

Clay gives the classic barrel and French profiles with color fired all the way through and the longest life. Concrete offers more profiles and colors at a lower cost, with more weight. Synthetic tile such as Brava is light enough for most homes and resists cracking underfoot. We price the options that fit your house and your street.

Can you walk on a tile roof?+

Carefully, and only someone who knows where to step. Clay and concrete tile can crack under a careless foot, which is how a lot of tile damage happens after other trades have been on the roof. Our crews walk tile the right way, and we replace anything we find cracked.

How much does a tile roof cost?+

It depends on the tile you choose, the size and pitch of the roof, whether the structure needs reinforcement, and whether existing tile can be reused. Re-laying your own tile over new underlayment usually costs far less than buying new tile. After we inspect, you get a written, itemized proposal before any work starts.
